In celebration of International Women's Day 2026, the rising confidence in financial security and awareness of investing among Indian women has become more prominent than ever. Recent research has highlighted an important change in women's preferences for investing, which reveals how real estate investment has been the top investment choice by women across India.

According to the study, the majority of women would rather invest their money in real estate instead of traditional options for investment, like the gold market and fixed deposit (FDs). This is a clear indication that today's Indian women are focused on building wealth over the long term and financial stability instead of relying only on traditional savings methods.

Increased Financial Independence among Women

Over the past 10 years, the financial situation that women face in India has drastically changed. Increased participation in the workforce and a rise in income and better financial literacy have empowered women to take independently-made investment decisions.

In the past, investments like gold and fixed deposits were thought to be the most secure and most commonly used options. But, as the world has grown in interest in the value of assets and wealth creation, many women are now considering real estate as a secure and valuable investment.

Real estate is not only a source of long-term capital appreciation, but it can also provide stability and ownership. For a lot of women who invest, the ownership of a home is considered an indicator of financial security and independence.

Rising Demand for Luxury Housing

A major and intriguing result of the study is the growing demand for luxury and premium homes by women who are buying. More than 61% of female homebuyers are currently looking at homes priced over 90 lakh. This is a huge increase from the year before, when just 25% female buyers were looking for homes in the price range.

This suggests that women aren't simply buying houses to meet essential housing requirements, but investing in properties with high value with better amenities for living and future appreciation.

In these buyers:

  • About 37% of people would prefer homes that cost between Rs90 lakh and Rs1.5 crore

  • Nearly 14% of people are considering homes that cost somewhere between Rs 1.5 lakh and Rs 2.5 crore

  • Around 10% of female buyers are interested in buying properties valued at more than Rs 2.5 crore

The rising number of properties also reflects the increasing number of women who fall into the high-net-worth-individual (HNI) group.

Residential Real Estate Dominates Investment Preferences

The study reveals that more than 70% of women would prefer residential property as their primary investment choice. Residential properties are the most popular choice due to their accessibility, as well as their potential for rental income and their steady price appreciation.

Although real estate has a dominant role in investments, other types of investments are still a part of the portfolios of women:

  • Gold is a preferred investment for the majority of females who invest in 2019, which is up from 8% the previous year

  • Fixed deposits are a popular choice for around 13 percent of investors.

  • The stock market is viewed by just 3percent of women.

This indicates that, even though traditional assets remain in portfolios of investment, real estate has become the top option.

Women's desire for bigger homes

Another interesting trend that was highlighted in the study is the rising demand for homes with spacious rooms for women who are buying homes. The survey shows that 54% or more of female homebuyers are interested in 3BHK homes, whereas 14% would prefer homes with 4BHK or bigger properties.

This trend reflects a shift in desires for lifestyles. Women buyers are now focusing on the convenience of space, comfort, and contemporary amenities when they choose their homes. These larger homes can also be used for working from home, as well as family living and future requirements.

Incredibly, there is a significant drop in demand for small houses. Just 4% of female buyers are seeking 1BHK houses, compared to 8% of buyers in previous studies. This indicates that women buyers are more focused on long-term living options rather than smaller homes.

Growing Interest in Newly Developed Projects

Another important trend that is evident in the study is the increasing interest of women who are interested in purchasing recently launched residential projects. About 20% of women are now inclined to invest in new launch homes, as opposed to 9 percent in the year 2019.

Newly launched projects typically have modern infrastructure, superior facilities, and flexibility in payment options. Most of these projects are designed by well-known developers, which boosts confidence among potential buyers.

However, the demand for homes that are ready to move into has diminished. In the present, about 32% of female buyers prefer properties that are ready to move into as opposed to 33% earlier times. This means that women investors are prepared to put money into projects early in order to take advantage of the potential appreciation in price.

Real Estate as a Long-Term Wealth Strategy

Women's increasing fascination with real estate is tightly tied to the long-term planning of wealth. Real estate investments offer a range of advantages, such as growth in capital, rental income, and financial stability.

Many women find that the decision to invest in property isn't solely about returns, but about making sure they have a stable financial future for their families as well as themselves. It also gives feelings of satisfaction and self-confidence.

The study also suggests that women are purchasing property, not just to use for personal reasons, but also for investment. In 2025, the ratio of use to investment among female homebuyers was 71:29, which was 77:23 in the year 2019. This is a sign of a gradual rise in the number of investment-driven purchases.

The changing role of women in the real Estate Market

Today, women play an integral part in India's property sector. From influencing the family's property choices to buying homes on their own, their presence in the market for property is increasing steadily.

Numerous government initiatives and financial incentives have also pushed investors to consider investing in real property. The lower stamp duty rates available to women in a variety of states as well as mortgage programs for homeowners, make property ownership more affordable.

In the process, developers and real estate firms are increasingly focusing on creating projects that are geared towards the preferences and needs of female buyers.

Delhi-Mumbai Expressway 82 percent Complete

The construction of the Delhi-Mumbai Expressway, which is set to become India’s longest Greenfield Expressway, is advancing rapidly. The Haryana Mass Rapid Transport Corporation (HMRTC) is making significant strides in the development of the Palam Vihar to Dwarka metro extension project. Senior officials have indicated that plans are underway to finalize the alignment and locations for this much-anticipated extension, which aims to connect Palam Vihar in Gurugram to Dwarka’s Sector 21.   The project will feature key interchanges: one at the Palam Vihar station connecting with the Gurugram Metro corridor, another at the IECC station of the Airport Express, and a final interchange at the Dwarka Sector 21 metro station. The alignment for the project has been settled, but discussions are ongoing regarding the placement of the last metro station. Options under consideration include positioning the station near the Bijwasan railway station or the interstate bus terminal in Dwarka. The decision will hinge on passenger convenience and preferences for connectivity between trains and buses.   With an estimated cost of ₹1,687 crore, the project was approved by the Haryana government in October 2022. Haryana is set to cover ₹1,541 crore of this cost. Once the final alignment is decided, the project will be expedited and sent for Union government approval.   The extension will span 8.4 kilometers, with 5 kilometers running from Palam Vihar to Sector 111 in Gurugram and the remaining 3.4 kilometers extending into Delhi. The route will include seven elevated metro stations: Chauma village, Sector 110-A, Sector 111, Sector 28 in Dwarka, IECC, and Dwarka Sector 21.   The detailed project report outlines that the metro stations will be elevated, with an interchange planned at Rezangla Chowk in Palam Vihar to facilitate connections with the main Gurugram Metro line extending from Huda City Centre to Cyber City via Old Gurugram and Palam Vihar.
