Market data and expert insights confirm that property prices in these twin cities have more than doubled since the pre-COVID period.
According to recent figures, the weighted average prices of new launch housing projects have soared by 152% in Noida and 121% in Greater Noida between 2019 and 2020 and 2024. This sharp appreciation reflects a structural shift in the region’s real estate dynamics. Even the secondary housing market in Noida has recorded a substantial price rise of around 81% during the same period.
The surge in prices is closely linked to multiple factors, including rapid infrastructure development, enhanced metro and road connectivity, robust economic growth, and a significant shift in buyer sentiment towards premium and luxury properties. Areas such as Sector 150, Sector 128, and Noida Extension have become focal points for high-end residential developments.
Real estate analysts highlight that the transformation has been gradual but decisive. “Over the last five years, Noida’s perception has evolved. It is no longer seen as just an affordable housing hub—it’s now competing with Gurugram in the luxury segment,” said a senior property consultant.
Adding to the region’s appeal are major infrastructure projects such as the Noida International Airport, the Delhi-Mumbai Industrial Corridor, and the proposed film city, which are expected to further drive up real estate demand and value in the coming years.
As the demand for modern living spaces continues to grow, developers are launching upscale residential projects featuring smart home technologies, wellness amenities, and sustainable architecture to cater to an increasingly discerning urban clientele.
