Mumbai's real estate market is poised for a significant change as the top developers, such as Adani Properties, Reliance 4IR Realty Development, Lodha Developers, and JSW Realty & Infrastructure, are in a bidding war for massive redevelopment projects in Mumbai.
The redevelopment projects encompass over 206 acres of land at Worli, Bandra Reclamation, and Andheri West. The projects are managed through the Maharashtra Housing and Area Development Authority (MHADA) under its cluster redevelopment program.
MHADA opens Technical Bids
MHADA has opened bids for technical assistance for three major Redevelopment projects in Mumbai:
- Bandra Reclamation - 98.27 acres
- SVP Nagar, Andheri West - 73.89 acres
- Adarsh Nagar, Worli - 34.33 acres
The tenders for the appointment of development and construction agencies were announced on April 8, and May 18 marked the last date for submission of bids.
To bid on the Adarsh Nagar construction project located in Worli, bids were made from Adani Properties, Lodha Developers, and JSW Realty & Infrastructure.
The Bandra Reclamation redevelopment project attracted bids from Lodha Developers, Adani Properties, and JSW Realty & Infrastructure.
Additionally, Reliance 4IR Realty Development, Adani Properties, and Hanura Realty participated in the bidding process for the SVP Nagar development project to redevelop Andheri West.
Evaluation Process in Progress
The bids for technical assistance will be evaluated on a variety of important criteria, which include:
- Financial capability
- Previous redevelopment experience
- Expertise in technical matters
- The eligibility requirements
Once the technical review procedure is completed, financial bids from competent developers will be opened. The developer who has the most competitive bid will be chosen for each project.
The focus should be on modern Housing along with Better Infrastructure
Redevelopment projects are designed to improve the living conditions of the thousands of residents who live in aging housing colonies throughout Mumbai.
A lot of colonial communities built years ago, and are currently facing problems like deteriorating structures, with limited parking space, as well as poor infrastructure and insufficient open spaces.
