A luxurious penthouse situated in Goregaon East has been sold for an astounding 55 crore rupees, making it one of the highest ever per sq ft prices that have been recorded in the western suburbs. The sale highlights the rising interest in ultra-luxury properties located in the suburbs of Mumbai and is a reflection of the shift of buyers towards spacious, high-rise homes.

According to the property registration documents, the penthouse can be found within Oberoi Elysian, a premium residential development by Oberoi Realty. The transaction was officially recorded on the 18th of February, 2026, and quickly became an issue with real estate professionals and investors.

Key Details of the Transaction

The penthouse is 8,570 sq ft and is located on the 62nd, 63rd, and 64th floors of the structure. The penthouse was bought at a cost of Rs 64,822 sq ft. setting new standards in the Goregaon micro-market as well as the west suburbs in Mumbai.

The purchaser, Kapila Arora, is reported to be a promoter for an industrial company. Alongside the lavish home, the purchase includes six parking spaces, which further emphasizes the quality of the deal.

In terms of transaction cost, a stamp duty of Rs 2.77 million was paid in addition to a registration fee of 30000 rupees. In addition, the buyer was able to avail an 1% discount on stamp duty in the Maharashtra government's incentive program for women homebuyers, which is a reflection of the ongoing efforts of the state to promote property ownership among women.

Sandeep Reddy, co-founder of Zapkey.com, stated that this was one of the highest per sq ft prices recorded within the suburbs of Western. While the majority of premium residential transactions in the region generally range between Rs42,000 and 46,000 per sq ft, and higher-floor apartments (above the 53rd floor) have been sold for between five and seven thousand rupees per sq ft.

The deal was, however, more than the previous benchmarks by an estimated price of Rs 65,000 per sq ft. The second-highest transaction at the same location was $63,609 per sq foot for a 3,042 sq ft apartment on the 58th level, which was purchased for Rs 19.3 crore.

Comparing Past High-Value Deals

Western suburbs of Mumbai have experienced an increasing number of real estate transactions that are luxury in the last few years. Projects such as Oberoi Sky City, as well as Aquaria Grande in Borivali, have already recorded sales of more than Rs 50,000 per sq ft.

Haryana is set to cover ₹1,541 crore of this cost. Once the final alignment is decided, the project will be expedited and sent for Union government approval.   The extension will span 8.4 kilometers, with 5 kilometers running from Palam Vihar to Sector 111 in Gurugram and the remaining 3.4 kilometers extending into Delhi. The route will include seven elevated metro stations: Chauma village, Sector 110-A, Sector 111, Sector 28 in Dwarka, IECC, and Dwarka Sector 21.   The detailed project report outlines that the metro stations will be elevated, with an interchange planned at Rezangla Chowk in Palam Vihar to facilitate connections with the main Gurugram Metro line extending from Huda City Centre to Cyber City via Old Gurugram and Palam Vihar.
