Dwarka Expressway, India's first highway with a 16-lane design that spans 29 km has become a hot spot for real estate, with a staggering 153% increase in property prices over the last five years. This astonishing growth is due to the strong demand for housing and a robust infrastructure expansion and the rising demand from investors and homebuyers alike.
The expressway, also referred to as the Northern Peripheral Road (NPR), connects Dwarka within Delhi and Delhi to Kherki Daula Toll Plaza in Gurugram, Haryana. In the 29-km section, 18.9 km falls in Haryana and 10.1 km in Delhi. The high-speed corridor is changing the connectivity between Delhi and Gurugram and Gurugram, cutting down the time of traveltime and ease of congestion on NH-48.
Based on data from the real estate portal, the median price of high-rise homes along the Dwarka Expressway now stands at the price of Rs14,342 per sq. foot, as compared to almost the same amount the previous year. This rapid growth underscores the increasing importance of the expressway to the NCR real estate market.
Experts in the field attribute this appreciation to the significant development of infrastructure as well as the entry of prominent developers. "Property costs on Dwarka Expressway have nearly doubled in the last five years. This is due to the development of infrastructure in the area and the increasing demand. The region is connected as the presence of large real estate developers, which makes it an ideal location for buyers looking to purchase a home," explained Ashok Kapur, chairman of Krishna Group and Krisumi Corporation.
One of the main factors that has increased regional appeal is the constant expansion of the transportation infrastructure. A brand new 5.1 kilometers tunnel is in operation, with the aim of easing congestion and making it easier to access. The tunnel comprises of two sections comprising it is a 3.6 km stretch of eight lanes connecting this expressway into Indira Gandhi International (IGI) Airport, and a 1.5 km two-lane section which connects the expressway to NH-48 towards Gurugram. The additions drastically reduce the time of travel time for passengers who commute to the airport and for daily travel.
In addition, plans for a metro corridor and further expressway connections are in the works, which are expected to enhance last-mile connectivity. These infrastructure improvements aren't just enhancing the appeal of homes in the area, but they are also making it an attractive investment spot.
The pipeline's launch is a further indicator of the region's promising future. According to a report released from Square Yards, developers are planning to build more than 25000 housing units along the Dwarka Expressway corridor within the next three years. The developments are expected to serve both middle-segment buyers and those who want luxury homes which will expand the range of residential options.
With its prime location with improved accessibility, and rapid urbanization, Dwarka Expressway is poised to continue growing. The expressway continues to draw interest from investors and end-users who want to profit from the rise in property values as well as the potential for long-term growth of the region.
